How early should I talk to a lender?
Earlier than you think. Even 6 to 12 months out, a quick call can tell you exactly what to fix (or not) so you're ready to move the moment the right home appears.
Do I need a real estate agent before I call?
Nope. Plenty of buyers start with me to get their numbers straight, and I'm happy to connect you with strong agents in your area when you're ready.
What credit score do I need to buy a home?
It depends on the program, and some go lower than most people expect. On the call I'll tell you honestly where you stand and, if needed, a simple plan to improve it.
Pre-qualified vs. pre-approved?
Pre-qualified is a quick estimate based on what you tell me. Pre-approved means I've actually reviewed your credit, income, and assets. It's stronger, and it's what makes sellers take your offer seriously. I'll get you there the right way.
Will checking my credit hurt my score?
A mortgage credit pull has a small, temporary effect, and multiple mortgage inquiries in a short window count as one. It's a normal, worthwhile step, and we don't have to do it on day one.
